How we work

Our Process, From First Call To Handover

Six steps, one owner as your contact, and every permit, inspection and change written down. This is how a CarpentryBoys project runs from the first call to the last walkthrough.

A renovation with CarpentryBoys follows six steps: a free site visit, a written itemised quote, drawings and permits we prepare and submit, the build with one owner as your contact, city inspections we book, and a walkthrough handover backed by our 2-Year Material and Workmanship Warranty. We work across Hamilton, Halton, Peel and the GTA.

    Consultation

    Week 1

A free site visit with one of the owners to measure, inspect the house and agree on what you actually want built.

It starts with a phone call answered 7 days a week, 7 AM–7 PM, and a site visit booked at a time that suits you. One owner handles Hamilton, Halton and Niagara; the other handles Peel and Wellington-Dufferin. The owner who visits is the one who will run your project.

At the visit we measure the space, look at the electrical panel, the plumbing stack, the condition of the foundation and the framing, and ask about how you use the house. We tell you there and then if part of the plan needs a permit, an engineer or a zoning check, and roughly what that means for budget and timing.

    What you get

    • Free on-site visit with an owner
    • Measurements and photos of existing conditions
    • Early read on permit, engineering and zoning needs
    • Indicative budget range and timeline

    Design & Quote

    1–3 weeks

A written, itemised quote and, where needed, permit drawings from a BCIN-qualified designer or engineer we coordinate.

For straightforward work, the written quote arrives within a few business days. It is broken down room by room and trade by trade, with allowances for anything you haven’t picked yet, permit and drawing costs listed separately, the payment schedule, the target start date and HST shown as its own line.

Where the work needs a permit, we coordinate the drawings with a BCIN-qualified designer, and with a structural engineer when beams, load-bearing walls or underpinning are involved. You review the layout before anything is submitted, and selections such as cabinets, tile and fixtures are settled early so long-lead items can be ordered in time.

Once you are happy with the scope and the price, we sign a contract that includes the 2-Year Material and Workmanship Warranty terms, and sets out payments tied to completed milestones. Permit-drawing charges are explained separately.

    What you get

    • Written, itemised quote with allowances
    • Permit drawings (and engineering where required)
    • Selections list with order dates for long-lead items
    • Signed contract with payment schedule and warranty terms

    Permits

    2–6 weeks (typical)

We prepare and submit the permit application as your agent and handle every comment from the plans examiner.

CarpentryBoys prepares the building permit application, attaches the drawings and submits it to your municipality’s building division, with you signing an owner authorization. Electrical work is filed separately with the Electrical Safety Authority by our licensed electrician, and gas work goes through a TSSA-registered contractor.

Under the Ontario Building Code, the city has 10 business days to review a complete application for a house, longer for larger buildings. In practice, allowing for one round of comments, most residential permits in our area come through in 2–6 weeks. We answer the examiner’s questions and revise drawings without you having to chase anyone.

    What you get

    • Complete permit application submitted on your behalf
    • Responses to plans examiner comments
    • Issued permit and approved drawings, copied to you
    • Confirmed start date and trade schedule

    Build

    2–16 weeks, by scope

Our crews and licensed trades build to the approved drawings, with one owner as your daily point of contact.

Before demolition, we seal the work area with dust walls, protect floors along the path in and out, and set up waste removal. Our crews handle framing, drywall, carpentry, tile and finishes; licensed electricians, plumbers and gas fitters handle their trades under one contract with us.

Your owner-contact keeps you updated on progress, flags any decisions coming up, and walks you through anything unexpected found behind walls. Every change, whether it comes from you or from the house, is written and priced before the work happens.

    What you get

    • Dust protection and daily cleanup
    • Regular progress updates from your owner-contact
    • Written, priced change orders before any extra work
    • Progress invoices issued after the agreed milestone work is completed

    Inspection

    Throughout the build

We book every municipal and ESA inspection at the right stage and fix anything flagged before moving on.

Inspections happen at set stages rather than only at the end. On a typical basement or bathroom, the city inspects framing, plumbing rough-in, insulation and vapour barrier, and then the finished work. Structural projects add footing or beam inspections, and the Electrical Safety Authority inspects the wiring separately.

CarpentryBoys books each inspection once the work is ready, and the Building Code gives the city 2 business days to attend. Walls are never closed until the stage behind them has passed. If an inspector asks for a correction, we make it and rebook at no extra cost to you.

    What you get

    • All municipal inspections booked and attended
    • ESA inspection arranged by our licensed electrician
    • Corrections made at our cost if a stage fails
    • Signed inspection records and permit closure

    Handover & Warranty

    Final week, then 2 years

A walkthrough with a written deficiency list, a full document package and the 2-Year Material and Workmanship Warranty.

Once final inspections pass, we walk the project with you room by room and write a deficiency list together, covering anything from a paint touch-up to a cabinet door that needs adjusting. Those items are usually closed out within two weeks.

You receive a handover package with the closed permit, inspection records, product names and model numbers, manufacturer warranties and care notes for finishes such as tile, grout and flooring.

The 2-Year Material and Workmanship Warranty starts at project completion and applies to the materials and installation covered by your agreement. Report suspected defects promptly in writing. The written warranty explains normal-use conditions, exclusions, inspection and remedies; repairs do not restart the warranty period.

    What you get

    • Room-by-room walkthrough and written deficiency list
    • Closed permit and inspection records
    • Product, care and manufacturer warranty folder
    • 2-Year Material and Workmanship Warranty certificate

How long does a typical renovation take from first call to handover?

From first call to handover, a bathroom typically takes 6–10 weeks, a kitchen 10–16 weeks and a basement 14–22 weeks. The build itself is the shorter part; drawings, permit review and material lead times account for the rest.

The figures below are typical for Hamilton, Halton and Peel and assume selections are made on time. Projects that need an engineer, a zoning check or special-order materials run longer, and simple work without a permit runs shorter. Your quote states the expected timeline for your scope.

Basement (finished space or legal second unit): week 1 is the site visit; weeks 1–2 the quote and contract; weeks 2–4 drawings; weeks 4–9 permit review; then 8–12 weeks of construction, with framing and rough-in inspections around weeks 3–5 of the build and the final inspection and walkthrough in the last week.

Kitchen: week 1 site visit; weeks 1–3 design, quote and cabinet order; weeks 3–8 cabinet production and any permit review run side by side; then 4–8 weeks of construction from demolition to countertop install, with templating for stone counters adding 1–2 weeks after cabinets are set.

Bathroom: week 1 site visit; week 2 quote and selections; weeks 2–5 for fixtures to arrive and, if plumbing moves, a permit; then 3–5 weeks of construction covering demolition, rough-in, waterproofing, tile, fixtures and the walkthrough.

What do you need from me during the project?

Mostly decisions on time and access to the house. We handle trades, permits and inspections; you make selections by the dates on your schedule, approve change orders in writing and keep the work area clear.

The biggest cause of delay on any renovation is a late decision. Your selections list shows when each choice is needed, such as tile two weeks before the tiler arrives, so the crew never stands waiting. If you are unsure, we narrow it down to two or three options that fit the budget.

We also need reliable access during working hours, a parking spot for the work vehicle or bin, and the work area emptied of furniture and valuables before demolition. Pets and children should stay out of the work zone, which we mark and seal.

  • Make selections by the dates on your schedule
  • Approve or decline change orders in writing
  • Provide access, parking and a cleared work area
  • Pay milestone invoices once each stage is complete
