General Contractor in Mississauga

Lakeview bungalows, Meadowvale two-storeys, Mineola rebuilds and Square One condos, permitted through the City of Mississauga's ePlans portal.

Mississauga approved fourplexes as of right on 7 December 2023, so most low-rise lots can now hold up to four units in a building up to three storeys. A second unit is registered free, but only once every City inspector has signed off its permit, which is why CarpentryBoys books each inspection.

Housing stock

Post-war bungalows south of the QEW, 1970s two-storeys north of Dundas

South of the QEW, most streets were built out between the late 1940s and the 1960s. Port Credit, Lakeview, Mineola, Clarkson, Cooksville and Applewood are full of brick bungalows, back-splits and side-splits, often on lots 15 m (50 ft) wide or more. Expect block foundations, original cast-iron drains and 60 or 100 amp services. North of Dundas, Meadowvale, Erin Mills and the streets around Streetsville grew from the 1970s to the 1990s. Those are two-storey homes and semis with unfinished basements and builder kitchens now 30 to 40 years old. Churchill Meadows and Lisgar followed from the late 1990s. City Centre and the Hurontario corridor add thousands of condo suites, where the condominium corporation controls what a renovation can touch.

Frequently asked questions

Renovating in Mississauga: local questions

Yes, and registration is free. The City only registers a second unit with a closed building permit signed off by every City inspector. You then email proof of ownership, that sign-off and the form to secondunits@mississauga.ca. The address joins the Second Units Registry List, which is updated monthly. We book each inspection so the paperwork is complete at the end.

Yes, on lots zoned for low-rise housing. Council approved fourplexes as of right on 7 December 2023: up to four units in a building up to three storeys, with no rezoning. The design must still meet setbacks, height and the other zoning numbers. You also need a building permit, fire separations between units and enough water and sewer capacity. On a 15 m lot, converting the house can cost less than demolition, and we price both.

Yes, if the work will injure or remove a private tree 15 cm (6 in) or more in diameter. That includes trees whose roots reach under the new footprint. The 2025 base fee was $399.77 including HST, plus a fee per additional healthy tree. Dead or dying trees carry no fee. Mineola, Lorne Park and Clarkson lots often need an arborist report and a hoarding plan.
