Which home projects add the most value in Ontario right now?
Projects that add a legal, rentable unit usually return the most: a basement second unit or a garden suite can carry part of the mortgage from the first month of tenancy.
Since Bill 23 (2022), most Ontario residential lots can hold up to three units: the main house plus two additional residential units, one of which may be a detached garden suite. That makes the basement and the backyard the two most valuable square footages on many GTA properties.
For owners staying put, kitchens and bathrooms still lead on resale appeal, and additions make sense when the lot allows it and moving would cost more in land transfer tax and commissions than building would.
