Brick off Broadway, split-levels in between, new streets west

Orangeville’s oldest houses stand off Broadway on Zina, York and Bythia streets, and along First Street and First Avenue. Many are brick from the later 1800s and early 1900s, on stone or brick foundations, with plaster walls and rear additions stacked on over the decades. Expect uneven floors, low basements and original wiring. The Town has studied these streets as a possible residential heritage district. Through the 1970s, 80s and 90s, subdivisions of backsplits, sidesplits, bungalows and two-storeys spread outward, Credit Meadows among them. In those split-levels, a lower-level unit’s entrance and fire-separated stair are the main puzzle. Later growth moved west and south, to Montgomery Village and the streets around Veterans Way and Hansen Boulevard. Their full-height basements were left unfinished at closing.

Frequently asked questions

Renovating in Orangeville: local questions

Dufferin County Building Services, in most cases. The County runs building permits for 7 local municipalities, including Mono, Amaranth and East Garafraxa, which surround Orangeville and share its mailing address. Only properties inside the Town go to the Building Division at 87 Broadway. Rural lots also bring septic permits and different zoning by-laws. We confirm the municipality from your tax bill or roll number before drawings start.

Yes, if the change is visible from the street and the property is in the Downtown Heritage Conservation District, designated in 2002. New cladding, masonry cleaning, awnings, signs, trim and new doors all count. Interior renovations don’t need one. Planning Division staff issue these permits without a Council vote. The Town has also studied Zina, York and Bythia streets as a possible district, so check their status first.

When the work is on land CVC regulates: valleys, floodplains, wetlands and their buffers along the Credit River headwaters and its tributaries through town. New buildings, additions, grading and fill there need a CVC permit on top of the Town’s building permit. Interior renovations don’t. The Town and CVC share plan review under a memorandum of understanding. A regulated rear yard can rule out an addition or garden suite.
