General Contractor in Vaughan

Woodbridge family homes, Maple and Vellore two-storeys, Kleinburg estate lots and VMC offices, planned around heritage districts, TRCA mapping and the tree by-law.

Vaughan protects private trees from 20 cm in trunk diameter, a lower threshold than most of our service area, and four of its village cores are heritage districts. In the Woodbridge Special Policy Area, no basement apartment is allowed, so CarpentryBoys Inc. checks the address before quoting a second unit.

Housing stock

Village cores, Woodbridge family homes and newer subdivisions

Vaughan grew from 19th-century villages: Woodbridge on the Humber, Kleinburg on its ridge, Maple at Keele and Major Mackenzie, and Thornhill along Yonge Street. Each core keeps frame, brick and stone buildings from the 1800s. After 1971, Woodbridge, Glen Shields and Maple filled with brick two-storeys and side-splits built for large families. Woodbridge houses often have a second kitchen in the basement and a cold cellar under the front porch. Estate subdivisions around Kleinburg and Islington Woods added homes of 4,000 sq ft and more, some backing onto the Humber valley. Vellore Village, Thornhill Woods and Sonoma Heights followed from the late 1990s, with two-storeys on 9–15 m lots over taller poured basements. Condo towers now rise at the Vaughan Metropolitan Centre.

Frequently asked questions

Renovating in Vaughan: local questions

No. Vaughan doesn’t permit secondary suites in the Woodbridge Special Policy Area or on other floodplain lands. The area covers parts of old Woodbridge inside the Humber River’s regulatory floodplain, where the province and the TRCA limit new units because of flood risk. You can still finish the basement for your own household, with a building permit and, in many cases, TRCA review. Check the address before buying for rental income.

It follows the Fire Code route. Vaughan treats suites that existed before July 14, 1994 under the Ontario Fire Code’s retrofit rules. The owner calls Vaughan Fire and Rescue Service for an inspection, completes the listed upgrades, such as fire separations, alarms and exits, then passes a final inspection. Newer suites must meet the Building Code under a permit from Building Standards. Buyers should ask which route a suite followed.

Only to new residential units. In April 2026 Council ratified a policy cutting City development charges to zero for qualifying residential construction between February 25, 2026 and October 31, 2027, saving up to $50,193 per low-rise home. Renovations, basements and additions don’t pay development charges, and 1 or 2 ARUs on a lot are exempt under provincial law. York Region and education charges are separate.
