General Contractor in Brampton

Basements and registered second units, kitchens, additions, garden suites and commercial fit-outs across Brampton, permitted through the City's Building Division.

Brampton now licenses every rental property with 1 to 4 units, and a basement suite is legal only once the City registers it. CarpentryBoys Inc. is the general contractor for Brampton basements and second units, kitchens, bathrooms, additions, garden suites and clinic fit-outs. The permit and the registration are part of our job, not yours.

Bramalea backsplits south, 2000s subdivisions north

Bramalea was built through the 1960s and 70s in lettered sections. Its bungalows, backsplits and semis have shorter basements, original panels and a bearing wall between kitchen and dining room. Downtown and Peel Village add 1950s brick bungalows on wider lots inside the Mature Neighbourhood Area, where additions of 50 m² or more meet extra zoning standards. North of Bovaird Drive, Heart Lake dates from the 1980s. Springdale, Sandringham-Wellington and Fletcher's Meadow followed in the 1990s and 2000s. Those are two-storey houses and semis on 9 to 12 m lots over poured basements. Their side yards can be as narrow as 1.2 m, and that strip decides whether a second unit can have a side door. Castlemore's larger 2000s homes are more likely to have walk-up basements.

Frequently asked questions

Renovating in Brampton: local questions

Search the address on the City of Brampton's registered additional residential units map. It shows registered two-unit and three-unit dwellings and garden suites. If the address isn't there, treat the basement suite as unregistered, whatever the listing says. Legalising it means opening walls to check fire separation, alarm interconnection and egress before a permit is issued. We can walk the basement with you before your conditions expire and give you a written scope.

Only if the lot is in a regulated area, which means it backs onto a creek, valley or wetland. West Brampton along the Credit River and Fletcher's Creek is Credit Valley Conservation. Etobicoke Creek, Heart Lake and most of the east side are TRCA. Since April 1, 2024, Brampton won't let a second-unit permit proceed on regulated land without the authority's approval. We check the mapping for your address before drawings start.

Not inside the Downtown Floodplain Regulation Area along Etobicoke Creek, or on land zoned Floodplain or Open Space. Brampton doesn't permit second units there at all. Downtown houses outside the flood-regulated lands can add a unit like anywhere else, though exterior work falls under the Mature Neighbourhood standards. We confirm the zoning and flood mapping for your lot with City zoning staff before you pay for drawings.
