Basement Renovations in Brantford
An ice jam in February 2018 forced evacuations in Holmedale, Eagle Place and Old West Brant, and much of that land carries the (F) flood prefix. By-law 124-2024 bars a basement unit there. Away from the river, North Ward and Echo Place bungalows with about 2.0 m of headroom make Brantford’s usual second-unit basements.

Worth knowing first
Finishing a Holmedale basement that may flood again
On (F)-zoned land in Holmedale, Eagle Place and Old West Brant, a basement can’t become a second unit. It can still be finished for the family, as long as it is built to survive water. That means closed-cell foam or rigid insulation, moisture-resistant board and vinyl or tile flooring. Keep organic materials off the floor and set outlets higher. A backwater valve comes first. Under its 2024 terms, the City’s Basement Flooding Prevention Grant paid 80% of the invoiced cost, up to $3,000 for an internal valve and $5,000 for an external one. We schedule that plumbing work and its inspection before framing starts.

Frequently asked questions
Basements in Brantford: three local questions
Check the City of Brantford’s zoning map, where floodplain properties show an (F) before the zone code, or ask for a zoning compliance check. The City’s online mapping also shows GRCA flood layers. The prefix matters because By-law 124-2024 bars a basement second unit on (F)-zoned land. We look up your property before the site visit and plan a water-tolerant finish if it applies.
No. Brantford’s guidance for additional dwelling units sets a maximum of two bedrooms per unit. A den used as a third bedroom can still fail inspection or create a fire-safety problem. A two-bedroom layout with a full kitchen, in-suite laundry and storage rents well near Laurier’s downtown campus. Each of the 2 bedrooms still needs a code-sized egress window.
In the existing driveway, one car behind another. Brantford’s zoning requires one parking space for each additional dwelling unit, and the City accepts a tandem arrangement. You can’t pave over the front yard, because at least 50% of it must stay landscaped. If an Eagle Place driveway is too short, a parking variance is possible but adds 2 to 3 months.
