Home Additions in Brantford

Long backyards behind Brantford’s post-war bungalows in the North Ward, Echo Place and Henderson fit a rear family-room addition with room to spare. Those houses are 85 to 100 m² (900 to 1,100 sq ft). Near the river, the Flood Protection Overlay rules out a basement under any addition. On Brant Avenue, a heritage permit comes first.

Worth knowing first

Additions on the floodplain sit higher and have no basement

Holmedale and Eagle Place houses on the Flood Protection Overlay can still grow, but the addition follows the river’s rules. By-law 124-2024 bars a basement under it. Its first floor can’t sit lower than the floor of the house it joins. New mechanical equipment and openings stay above that level, so the yard meets the addition with steps or a ramp. A GRCA permit comes before the City’s building permit. An insulated crawlspace replaces the basement and leaves room for plumbing. On those Holmedale lots, that changes the foundation cost rather than reducing it.

Frequently asked questions

Additions in Brantford: three local questions

Yes. An addition is a major alteration in the Brant Avenue Heritage Conservation District, so it needs a heritage permit and a building permit. Heritage staff support rear additions lower than the main roof, set behind the house and finished in materials that suit the brick. Brantford charges no fee. Ask staff whether restoring the porch or windows at the same time could qualify for the heritage grant.

Under City guidance, an above-grade unit can reach 50% of the main dwelling’s floor area or 110 m², whichever is less, with two bedrooms at most. For a 100 m² bungalow, that means a 50 m² (540 sq ft) unit. The addition must also meet setbacks and coverage under By-law 124-2024. The unit needs its own outdoor entrance and a parking space, tandem allowed.

Not for the whole project. When the roof comes off, the house is open to the weather for 2 to 3 weeks, and power, heat and water are interrupted while the new floor is framed. Most families move out for 6 to 10 weeks of the 4 to 6 month build. Post-war block foundations in the North Ward and Echo Place also need an engineer’s check first.
