Bathroom Renovations in Burlington

Many 1960s and 1970s side-splits in Brant Hills, Tyandaga and Mountainside were built with one full bathroom for the whole family. Adding an ensuite upstairs is the common Burlington bathroom project there. In Millcroft and Orchard the request changes: a 1990s corner jetted tub swapped for a walk-in shower and a double vanity.

Worth knowing first

Where an ensuite fits in a Burlington side-split

The upper level of a Brant Hills or Tyandaga side-split has three bedrooms and one bathroom, and that bathroom sits close to the main stack. A walk-in closet or a slice of the smallest bedroom can become a 1.5 by 2.1 m (5 by 7 ft) ensuite with a shower. Keep the new toilet within a few metres of the stack, and the drain and vent stay inside the floor and walls. Budgets run about $25,000–$45,000 before HST. The old main bathroom needs nearly as much work: mortar-bed tile, an attic-venting fan and tired supply lines.

Frequently asked questions

Bathrooms in Burlington: three local questions

Rarely the way a house does it. A concrete condo slab can't be recessed, and coring a new drain needs scanning for post-tension cables plus board approval. The workable answer is a slightly raised floor sloped to a linear drain at the existing drain location, or a very low-profile base. Downtown Burlington buildings differ, so we read the alteration rules before promising a curbless entry.

The tub, its platform and the jet pump's wiring come out, then the floor and walls are rebuilt. In Millcroft and Orchard homes from the 1990s and 2000s, the tub corner becomes a shower of about 1.2 by 1.8 m (4 by 6 ft) with a glass panel and bench. The drain moves, so a permit is needed. Expect about four to six weeks.

Yes. A basement bathroom is the lowest fixture in the house, so sewer water shows up there first in a backup, which is what flooded many Burlington basements in 2014. A mainline valve inside the home protects everything downstairs. Halton Region pays 50% of eligible costs up to $1,600 for work after July 15, 2024. We install it before the floor is finished, with an access cover.
