Garden Suite Construction in Cambridge
Rear lanes behind parts of West Galt and older Preston let a Cambridge garden suite take its entrance and parking from the lane. The City even used a West Galt laneway lot as a test site when drafting By-law 26-007. A lane-facing suite avoids running a path down a narrow side yard.

Worth knowing first
The 10% coverage cap sets the size, not a floor-area number
Cambridge doesn’t give a garden suite a fixed floor area. The 4.5 m height limit keeps most suites to one storey, so the footprint is the floor area, and the 10% coverage cap sets the ceiling on it. On a 600 m² Preston lot, that allows roughly a 60 m² (645 sq ft) footprint. Vaulted ceilings work better than a loft under a 4.5 m roof. Every metre between the house and the suite adds trenching for water, sewer and power, so siting it closer saves money. We plot the suite on your survey against Section 4.19 before design.

Frequently asked questions
Garden Suites in Cambridge: three local questions
Often, yes. Cambridge’s ARU rules have required a 3.0 m setback from a laneway, and the City tested a West Galt laneway lot when drafting By-law 26-007. The lane can carry the suite’s entrance path and parking. Check snow clearing and garbage pickup first, since some West Galt lanes may be private or not maintained by the City. We review the lane’s status and your survey.
Not to the City or the Region. Neither the City of Cambridge nor the Region of Waterloo collects development charges on an additional residential unit, detached or not. The Waterloo Region school boards may still levy education development charges in some circumstances. That leaves the permit fee and service connections, and the City’s grant of up to $10,000 can help with servicing and drawings.
On the same lot, on top of the main house’s parking. Cambridge has required one parking space per additional residential unit. It can sit on the driveway or, on West Galt and Preston laneway lots, come off the lane where zoning allows. Street parking doesn’t count. If the driveway is already at its maximum width, this is the hardest rule to meet, so we check Section 4.19 first.
