Office Renovations in Guelph
Wyndham, Quebec and Macdonell streets hold most downtown Guelph offices, on the upper floors of 19th-century limestone and brick blocks, many reached by stairs only. Space along Stone Road and in Hanlon Creek Business Park has drop ceilings, sprinklers and rooftop units. A complete permit application gets a 15-day review clock for most small buildings.

Worth knowing first
Stairs-only downtown buildings make accessibility the hard part
Most downtown Guelph offices are upstairs in 19th-century stone and brick blocks on Wyndham, Quebec and Macdonell streets. Many have stairs only. If a renovation includes the washrooms or substantially reworks the floor, the barrier-free requirements apply to the renovated area. On a downtown walk-up, that can mean a washroom with a wheelchair turning space, grab bars and a lever-handled door, plus a widened doorway. An accessible washroom on your floor may be achievable even where an elevator isn’t. Where full compliance isn’t practical, Guelph Building Services can consider an alternative solution proposed by a designer.

Frequently asked questions
Offices in Guelph: three local questions
Yes, in phases. In upper-floor offices on Wyndham or Quebec Street we work mostly evenings and weekends, sealing one area at a time and keeping exits clear. Demolition and core drilling happen after hours, because sound carries through old wood floors to the shop below. Phasing adds some cost, which we show as its own line on the quote.
Almost always. Leases in Hanlon Creek Business Park, along Woodlawn Road and on the Stone Road corridor require landlord approval of drawings before the permit application. Many also name their own sprinkler, fire alarm and roofing contractors. We revise drawings to the landlord’s comments, then apply to City of Guelph Building Services. Settle in writing who pays for base-building items such as a rooftop unit replacement.
Plan on 3–6 weeks from first submission to permit, with landlord approval already in hand. The Building Code review clock runs 15 days for most small buildings and 20 days for larger ones, not counting weekends and holidays. It only starts once Guelph Building Services deems the application complete. Incomplete drawings or fire and zoning comments restart the wait.
