Office Renovations in Hamilton

Brick buildings of 2 and 3 storeys on James Street North, Locke Street and Concession Street put Hamilton offices above shops. They come with narrow stairs, no elevator, no sprinklers and old electrical. Downtown towers along King and Main add asbestos in older finishes. In a walk-up, the fire separation from the shop below decides the scope.

Worth knowing first

Near the LRT line, check Metrolinx before ordering materials

Properties near Hamilton's LRT corridor along King and Main may need a Metrolinx corridor development permit under the Building Transit Faster Act, 2020, before the City issues a building permit. Purely interior office fit-outs are not the target. Excavation, exterior changes, signage, hoarding and crane or delivery plans near the line can be. Construction along King Street also affects parking and delivery windows, so we book deliveries for off-peak hours. We check the address against Metrolinx's corridor mapping at quote stage. That keeps a permit surprise from landing 2 weeks before move-in.

Frequently asked questions

Offices in Hamilton: three local questions

Partly. A full elevator rarely fits in a narrow Locke Street brick building, but a vertical platform lift sometimes can, with an accessible washroom on the office floor, wider doors and lever hardware. When an office is substantially renovated, the 2024 Ontario Building Code's barrier-free rules can apply to the renovated area. We review the stair, the floor plate and the landlord's cost share before pricing.

In buildings from before the 1980s, plan for it. Ontario's designated substances rules require the owner to identify asbestos before a renovation and share the report with the contractor. In the 1960s and 1970s towers on King and Main and older walk-ups, it turns up in ceiling tiles, drywall compound, pipe insulation and vinyl flooring. A specialist abates it under Ontario Regulation 278/05 first, which can add 1 to 3 weeks.

Three items: the fire separation from the shop below, the exit stair, and barrier-free access. James Street North walk-ups also lack sprinklers and carry electrical extended many times, so the Building Division asks about exits and separations early. Several buildings there are heritage-designated, so a new storefront or sign needs heritage approval. We price those items before finishes.
