Bathroom Renovations in Milton

Soaker tubs under the window, acrylic shower stalls and undersized fans mark the 2000s ensuites of Beaty, Dempsey and Hawthorne Village. Newer Willmott and Cobban homes add a basement rough-in waiting to be finished. Some of those rough-ins were crushed or filled with concrete during construction, so the lines get a camera first.

Worth knowing first

Check the builder’s rough-in before you plan the walls

Newer homes in Willmott, Ford, Cobban and Bowes come with a three-piece rough-in in the basement slab: a capped toilet drain, a shower drain, a sink drain and a vent stub. Finishing it is one of the most common bathroom jobs in Milton. But a rough-in is a starting point, not a finished drain. Some in Willmott and Cobban were crushed or filled with concrete during construction. So we camera the lines, check slope and venting, and measure the toilet flange against your planned walls. Moving that flange means cutting the slab. The Town’s plumbing permit is a flat $264.20.

Frequently asked questions

Bathrooms in Milton: three local questions

Yes, and it is the most requested ensuite change in Milton’s 2000s homes. The tub deck leaves about 1.5 by 1.0 m (60 by 40 in) or more, enough for a generous walk-in shower. The drain moves, the floor is sloped and membraned, and the pan is flood tested before tile. A window over the old tub ends up in the shower, so we fit a vinyl unit and waterproof the sill.

No. Replacing a vanity, toilet, tub, shower valve or tile in place needs no Town of Milton permit, so no Town inspections. Once a drain moves, a fixture is added or a bathroom is created, a plumbing permit is required at a flat $264.20. The Town inspects rough plumbing before walls close and again at final. A heated floor still needs an ESA permit.

Yes, when the floor flexes. Timberlea bathrooms 40 to 50 years old have leaked at the tub surround or toilet, and the plywood around them goes soft. Supply lines may be original, and the walls lack modern shower waterproofing. Opening to the studs costs more on day 1 but lets us replace subfloor, add blocking for grab bars and fix venting. If the floor flexes by the tub or toilet, the room comes down to the framing.
