Office Renovations in Mississauga
Airport Corporate Centre, near Eglinton Avenue and Highway 401, and Meadowvale Business Park hold much of Mississauga's mid-rise office space. These 1980s to 2000s buildings have suspended ceilings, VAV systems and full sprinklers, so most fit-outs are second-generation. The tenant inherits walls and HVAC zones and needs fewer private offices and more meeting rooms.

Worth knowing first
Base-building HVAC in 1980s Meadowvale buildings
Older VAV boxes and sprinkler layouts in 1980s Meadowvale Business Park buildings need rebalancing when walls move. The lease decides who pays. Main air handlers and risers belong to the landlord in most Meadowvale Business Park leases. VAV boxes, diffusers and thermostats inside your suite are tenant improvements. Many Meadowvale landlords also insist on their own mechanical contractor for tie-ins. So we read the work letter before pricing. The quote then shows what you pay, what the landlord pays and what comes from your allowance.

The scope, pricing tiers and 5-step process are the same everywhere we work. See Office Renovations ›
Frequently asked questions
Offices in Mississauga: three local questions
Yes. Airport Corporate Centre landlords require noisy work, coring and deliveries after business hours or on weekends, and we schedule around that from day one. Quiet tasks such as painting, millwork and ceiling tile can run during the day where allowed. Evening work adds labour premiums and sometimes security escort fees, listed separately so you can weigh the trade-off.
For a straightforward tenant improvement with complete drawings, review takes 3 to 6 weeks. Sprinkler, fire alarm or exit changes and resubmissions add time. Landlord review runs in parallel and takes 1 to 3 weeks. We submit through ePlans, answer examiner comments the same week, and use the wait to order long-lead doors, glazing and lighting.
Those the Ontario Building Code sets for the renovated area, not automatically the whole building. Older Lakeshore Road buildings may lack a compliant route upstairs. Ground-floor offices need an accessible entrance and door widths, and depending on floor area, a universal washroom. Exterior changes also fall under the Old Port Credit Village heritage rules.
