Kitchen Renovations in Oakville

College Park, Falgarwood and Bronte bungalows from the 1960s and 70s have small, closed kitchens, and opening one for an island means a beam and a Town of Oakville permit. Southeast Oakville is the opposite problem: 1990s and 2000s custom kitchens with the space already there, rebuilt with flat-panel cabinetry, a large island and a walk-in pantry.

Worth knowing first

A flat ceiling in a College Park bungalow kitchen

In many College Park bungalows, the ceiling joists rest on the central wall between kitchen and dining room. Owners want that wall gone without a beam hanging below the ceiling. The answer is a flush beam set up in the attic, with the joists hung from it. That leaves a flat ceiling from the kitchen through to the dining room. It costs about $3,000 to $8,000 more than a dropped beam before HST, because of the attic work and engineering. Falgarwood bungalows have the same bearing wall. Either way, the Town of Oakville wants stamped beam details with the permit.

Frequently asked questions

Kitchens in Oakville: three local questions

Yes, if it changes the exterior of a house inside the Old Oakville Heritage Conservation District. New openings, replacement windows in different materials or proportions, and new rear doors need a heritage permit before the building permit. Rear elevations hidden from the street face fewer constraints but are still reviewed. Allow several weeks, longer if it goes to committee. The interior needs no heritage approval.

Sometimes. Many 1990s and 2000s Southeast Oakville homes already have 200 amp services. Induction, two ovens, a steam oven and a warming drawer can still push the load, especially with a heated garage or pool equipment on the same panel. Our electrician runs a load calculation before appliances are final. If an upgrade is needed, Oakville Hydro schedules the service change, which can take several weeks.

About 4 to 6 weeks for a mid-range job, if cabinets are ordered early. Custom cabinetry takes 6 to 10 weeks after drawings are signed, and stone counters another 1 to 2 weeks after templating. We order as soon as measurements are confirmed and time demolition to the delivery date. Southeast Oakville kitchens with integrated appliances or imported slabs take longer.
